Story


High Bay is an innovation hub that brings together science, technology, and infrastructure within the unique natural setting of Gelendzhik. Conceived as a place of attraction for business, research, and education, it is more than a campus — it is a catalyst for cutting-edge discoveries, professional communities, and the growth of key industries.


Located on the Black Sea coast, Gelendzhik was chosen for its striking scenery and advanced infrastructure. With 270 days of sunshine each year, a mild climate, and a strategic position, the city provides ideal conditions for progress. Large-scale investments — from a modern airport to the country’s largest marina — strengthen its role as a gateway linking Russia with Europe, Asia, Africa, and the Middle East.

Concept


The name High Bay (High-Tech Bay) reflects both the geography and the spirit of the site. From above, Gelendzhik Bay resembles the form of a human brain — a powerful metaphor for creativity and innovation.


Here, a large-scale urban vision meets sensitivity to landscape and context, with a clear focus on the future — new technologies and sustainable development. Just as a bay provides safe harbor for ships, High Bay will create a secure and reliable environment for science, startups, and investment.

Architecture

Layouts


The architecture of High Bay is defined by clarity and contrast.  On the mountain backdrop, pure concrete forms frame the site. At the heart of the complex lies the science and education building, spanning 40,000 square meters, envisioned as the focal point of the hub.


In plan, the building forms the letter H, linking architecture with the project’s identity. Its facade is clad with kinetic panels made of dynamic elements that shift with light and wind, transforming the building into a living, ever-changing presence — a symbol of openness, discovery, and progress.

Infrastructure

Layouts


High Bay extends across more than 100 hectares, designed as a complete ecosystem for life and work. Two residential neighborhoods, covering 160,000 square meters, provide comfortable living in direct proximity to research and business facilities. 


The masterplan integrates restaurants, sports and wellness complexes, an educational campus, and a business center. Specialized laboratories and production facilities anchor the site — from a robotics center and plant cloning laboratory to an agro-pharma complex, warehouses, and technical support spaces.

Identity

Layouts


The identity of High Bay is minimalist yet deeply symbolic. The logo, a stylized letter H, references both the project’s name and the distinctive geometry of the main building when viewed from above. Its color palette — white, grey, and light green — embodies clarity, technological sophistication, and harmony with the surrounding landscape. It is a visual reflection of the project’s mission: innovation rooted in place, and a future shaped by science, technology, and design.
